First let me state that I have worked with both products and as far as the construction functionality goes comparing them is almost like comparing an all wheel drive isuzu v6 to a 4 wheel drive Ford v8 truck.  Sure the isuzu can go off roading and handle some tricky terrain but if you actually needed to haul a heavy load through some thick mud and dirt which would you choose.

Keep in mind that Yardi is and always has been a 'Property Management' solution and Timberline is and always has been primarily a 'Construction' solution although IMHO I think their property management solution for commercial property owners stands shoulder to shoulder with the best of them.  Basically, Yardi created a construction module primarily for tracking basic construction costs associated with tenant improvements and small build outs but not full scale construction projects where there will by lots of change orders and need for detail date sensitive reporting and tight integration with accounting.  On the surface the Yardi product probably looks ok but when you start to really dig deep into the database (which is usually several months after you purchase the product) you'll start to find the flaws.  Moreover, there are so many companies using Timbelrine successfully, why would you even consider a product that is not even remotely known for being a construction system?  I'm not at all saying that Yardi is a bad system I'm just saying it's not a great system for construction.  

I know of several clients that actually use Yardi for property management and use Timberline for construction, it's actually a pretty common scenario.
