My name is Francis Dupéré and I was born a few decades ago in a small French town in northern New Brunswick.

I am a computer programmer by trade with a passion for business ownership. After a 20year career with our local phone company in the IT Engineering department, I was ready for a new life adventure. My business idea came from many conversations with income property owners about their daily encounters, their struggles and horror stories that you had to see it to believe it. I love helping people in their own life adventures, not only love but I get excited helping others. From there I found my passion and founded SYSTEMWORKS Property Management. SYSTEMWORKS is a set of rules and processes develop from my own experiences as an income properties owner as well as other investors to help you make your investment simple, fun, and rewarding. Thanks for reaching out to us! We are excited to share with you some of our services and how we can make your investment simple to manage, fun and rewarding.

The services included below are part of our classic property management package. We do the daily work for you; maintaining your property, building trust with your tenants while keeping you informed of the move in/out, repairs, other contractors needed or investment that can generate higher income.  In other words, we will let the tenants in when they lock themselves out so you can concentrate on growing your business, enjoying life, or pursue your next endeavor. Our cost is calculated on the monthly income of your property and may vary from 2% to 10%.

We have provided a questionnaire to help us prepare a quote adapted to your needs and level of involvement. But for now, we will let you explore what our classic package can offer you. Any questions, let us know.

How we keep you informed:

  • Bookkeeping for keeping track of your investment
  • Phone, email or video meeting when needed
  • Secure online access to:
    • Pictures of your property and parking area
    • Pictures of each units
    • Signed lease and deposit form for each unit
    • Tenant contact information
    • Contractor invoice or agreements

    • Professional pictures of the unit for rent

  • Leverage the experience of a property owner to conduct your new tenants’ interview. It is easy to rent but expensive to renovate a damage property.
  • We prepare and execute leases with your tenants.
    • We use the New Brunswick provincial lease agreement with the compliment of agreed rules that are pertinent to your property.
    • Execute credit check if required.
  • Move in / out inspection to ensure the property is in safe and good condition before and after a tenancy.
  • Serving notice of eviction and executing tenant eviction following provincial laws.

  • Your clients can rely on our 24/7 on call resource for any issues that may arise or questions they may have.
  • We do regular onsite visual inspection and inform you of any issues or concerns before they turn into costly problems.
  • We ensure your property is safe and secure by:
    • Keeping your parking lots clean
    • Proper tenants/visitors parking designation
    • Keeping land, lawn, walking path, entry way, stairs outside or inside, handrails or walking path hazard free
    • Ensure garbage are disposed property
    • Yearly smoke detector test and battery change
    • Keeping fire extinguisher up to date and inspected
    • Yearly apartment inspection for long term tenants
    • Monthly visual inspection of dryer or heating system vent
  • Experienced and professional resources to maintain or resolve issues with your property like plumbing, heating, cooling, or small appliances repair or maintenance.

  • Shared areas cleaned weekly or when needed
  • Apartment cleaning before or after tenancy
  • Debris removal / parking cleaning
  • Entrance or shared area carpet cleaning
  • Cleaning Washer/Dryer area
  • Inside/Outside common area window cleaning

 

How we keep can keep your units modern and increase your revenues:

  • We provide market analysis and investment recommendation for the right renovation that will generate higher revenue per units.
  • We offer complete unit remodeling. From a fresh coat of paint, new floors installation or full wall destructions for a new open concept space.
  • Booking and meeting other contractors when needed.
  • Onsite project management when the expertise from another contractor is required. We ensure the work environment is safe for your tenants while making sure the services are delivered as agreed.
